2022 Update: Far East Organisation has completed Woods Square, and is now in the midst of building and launching a mixed development. This has a residential component called the Reserve Residences condo, which is integrated with a mall, community facilities, and transport hub. It is as conveniently located as Woods Square, being in the Beauty World precinct at Upper Bukit Timah.

In fact residents of the Reserve Residences condo will get direct sheltered underground connection to the concourse level of Beauty World MRT station. And even better, they will also enjoy unblocked greenery views of Bukit Timah Hill and Nature Reserve, as well as Rifle Range Park.

OTHER DEVELOPER LAUNCHES . LUMINA GRAND EC

The Lumina Grand executive condo is another project located in an outlying HDB estate. In this case the Lumina Grand EC is sited within Bukit Batok estate, at the junction of Bukit Batok Road and Bukit Batok West Avenue 5. The developer is City Developments Pte Ltd, another brand name developer like Far East Organisation is for Woods Square

City Developments, or CDL, is likely to start the VIP Preview for the Lumina Grand showflat in early 2024, possibly in the first quarter. By then, the EC next door Altura, will probably be almost sold out. The expected Lumina Grand price should be similar to that for Altura, at around $1,430 PSF. This is also because both ECs are not within comfortable walking distance of an MRT station.

  2. Covers over 100ha of land, comparable to Tampines Regional Centre & Jurong Lake District.
  3. Comprises 2 districts: Woodlands Central and Woodlands North Coast.
  4. From 2000, Woodlands’ population grew over 30% (from 188,672).
  5. As at 2014, Woodlands’ population stood at 250,180.
  6. Planned to be developed over the next 10 to 15 years as a live-work-play centre.

NEWPORT RESIDENCES SHOWFLAT LAUNCH PREVIEW

Some interesting facts about the Newport condo. City fringe freehold new mixed development called Newport Plaza at 80 Anson Road in Tanjong Pagar. Comprising the residential component Newport Residences, with the commercial component of Newport Tower. The site is owned and being redeveloped by City Developments Limited.

It has the advantage of being close to Prince Edward Road MRT station on the Circle Line as well as within walking distance of Tanjong Pagar Station on the East-West MRT line.

Newport Residences is basically on the fringe of the Tanjong Pagar and Maxwell Road end of the CBD (Central Business District), and as such, is within a prime district. Pricing-wise we can expect something in the mid-high range for the Newport Residences condo.

This project is also within 3 minutes drive of the future Greater Southern Waterfront. As such the opening of the Newport condo showflat is driving some anticipation, especially as it is rare for a mixed development so conveniently located, to be also freehold. Whether it will translate into sales is another matter, given the rather high pricing. Because word on the ground is that CDL is looking to to price Newport Residences at above $3,300 PSF.

Liv at MB is another condominium, like the Arcady condo. However it is located at a very different type of location. Whereas the Arcady condo is in District 12, the Liv @ MB condo is located in the East Coast Park precinct. This is practically on the doorstep of the Central Business District, right on its eastern edge.

Liv at Mountbatten also has the advantage of being a very short walk, about 3 minutes, from the upcoming Katong Park MRT station. This station is on the Thomson-East Coast Line, that goes to the Marina Bay Financial District and CBD. It subsequently loops north, going past Ang Mo Kio and Thomson, to end up at Woodlands. In fact the north-most station on this line is within a short walk of Woods Square.

The Liv @ MBshowflat preview will likely start in May or June 2022. The developer is Bukit Sembawang Estates, and this is the last of their land parcels to launch. Pricing is expected to be in the region of around $2,200 PSF. Note that this is a 99 year leasehold project in what is a predominantly freehold enclave.
